By accessing this website, booking a reservation, or occupying the property, you agree to comply with these Terms.

1. General Use

Back Home RV Park is a privately owned property. Management reserves the right to:

• Refuse service
• Deny occupancy
• Cancel reservations
• Remove guests for violations of park rules, unlawful conduct, safety concerns, or disruptive behavior

All guests and visitors must comply with posted park rules, policies, and instructions from management.

2. Reservation Policies

Reservations are subject to availability and are not guaranteed until payment confirmation is received.

We reserve the right to:

• Modify site assignments
• Relocate guests when operationally necessary
• Refuse occupancy to RVs deemed unsafe, damaged, or unsuitable for the property

Certain RV age restrictions or appearance standards may apply at management discretion.

3. Payments & Fees

Guests agree to pay all applicable:

• Site rental fees
• Utility charges
• Reservation deposits
• Late fees
• Damage charges
• Cleaning fees
• Additional occupancy fees

Failure to pay amounts due may result in cancellation, removal from the property, or collection actions as permitted by Texas law.

4. Cancellations & Refunds

Cancellation and refund eligibility may vary depending on reservation type, length of stay, and timing of cancellation.

Unless otherwise stated in writing:

• Early departures are not eligible for refunds.
• No refunds are issued for weather, utility interruptions, voluntary departure, rule violations, or acts beyond management control.
• Management reserves sole discretion regarding exceptions.

5. Check-In & Occupancy

Guests must provide accurate registration information. Management may require:

• Government-issued identification
• Vehicle registration
• Insurance verification
• Emergency contact information

Occupancy limits apply to each RV site and may not be exceeded without written approval.

6. Guest Conduct

Guests and visitors shall not:

• Engage in illegal activity
• Disturb other guests
• Create excessive noise
• Damage park property
• Harass employees or other guests
• Operate businesses without authorization
• Store hazardous materials
• Discharge firearms or fireworks

Quiet hours and operational policies may be enforced at management discretion.

7. Pets

Pets are permitted only in accordance with our pet policies. Guests are fully responsible for:

• Pet behavior
• Noise control
• Cleanup
• Leash compliance
• Damages or injuries caused by pets

Aggressive or dangerous animals may be prohibited.

8. Vehicle & RV Standards

All RVs and vehicles must:

• Be operational and roadworthy
• Maintain current registration and insurance where required
• Be kept in a clean and safe condition

Vehicle repairs, washing, or maintenance activities may be restricted on the property.

9. Utilities & Site Maintenance

Guests are responsible for the proper use of:

• Electrical hookups
• Sewer connections
• Water utilities

Improper utility use causing damage or environmental hazards may result in liability for repair costs.

Guests must maintain the sites in a clean and orderly condition.

10. Liability Disclaimer

Guests use the property and facilities entirely at their own risk.

To the fullest extent permitted by Texas law, Back Home RV Park, its owners, employees, agents, and affiliates shall not be liable for:

• Personal injury
• Theft
• Property damage
• RV damage
• Vehicle accidents
• Utility interruptions
• Acts of nature
• Fire
• Flooding
• Weather-related incidents
• Actions of other guests or third parties

Guests are responsible for maintaining appropriate insurance coverage.

11. Indemnification

Guests agree to indemnify and hold harmless Back Home RV Park, its owners, management, employees, and affiliates from claims, liabilities, damages, losses, costs, or legal expenses arising from:

• Guest conduct
• Visitor conduct
• Property damage
• Violations of these Terms
• Negligence or unlawful acts

12. Criminal Activity & Trespass

Unauthorized entry, refusal to vacate, theft of services, vandalism, or unlawful conduct may result in removal from the property and referral to law enforcement under applicable Texas laws, including criminal trespass provisions.

13. Website Intellectual Property

All website content, including text, branding, graphics, logos, images, and design elements, is the property of Back Home RV Park and may not be copied, reproduced, or distributed without written permission.

14. Third-Party Services

The website may contain links to third-party booking systems or external websites.

Back Home RV Park is not responsible for the content, availability, or practices of third-party services.

15. Governing Law

These Terms shall be governed by and interpreted under the laws of the State of Texas, without regard to conflict of law principles.

Any disputes arising from the use of the website, reservations, or occupancy shall be subject to the jurisdiction of courts located within the State of Texas.

16. Modifications
